Conduct the following search before you buy land or property.
When you plan to buy land or property, you must conduct the types of land searches discussed in this article. Many have fallen victim to buying properties marked for demolition or land planned for other land uses in the future. Any property or land tagged ‘distress sale’ should be investigated properly using the under-discussed types of land search.
Types of Land Search.
Several types of land searches can be conducted by land buyers and investors to obtain information about a particular property. Below are the most common types of land searches:
1. Title Search:
A title search is conducted to verify the ownership of the property and identify any outstanding liens or judgments against the title. This search provides valuable information on the property's previous owners, mortgages, and any legal issues or encumbrances associated with the property.
2. Environmental Search:
An environmental search is conducted to identify any potential environmental hazards that may affect the property's value or use. This search includes information on flood risk, land contamination, and potential threats to the property's surroundings.
3. Planning Search:
A planning search provides information on land use, zoning laws, and local regulations that may impact the property's development potential. This search includes information on planning permissions, restrictions, and upcoming changes in the area. This type of search is very important to every potential land or property buyer. Often people buy properties marked for demolition oblivious that the property has been marked for demolition for other land use. Some do buy lands marked for major roads in the future. A planning search will save you from imminent embarrassment and harassment from the authorities.
4. Drainage and Water Search:
A drainage and water search provides information on the property's water supply, drainage connections, and any potential flooding risks. This search is particularly important for properties in flood-prone areas or those with limited access to water.
5. Mining Search:
A mining search provides information on the potential for mining activities in the area, including any existing mining rights or mineral reserves. This information can be used to evaluate the property's geological stability and long-term value.
6. Chancel Repair Liability Search:
A Chancel Repair Liability search is conducted to identify any potential legal issues associated with the property's responsibility for maintaining a local church's chancel or altar. This search is typically conducted in areas where the property is adjacent to a church or on former church land.
In conclusion, land buyers and investors should consider conducting one or more of these land searches to obtain the necessary information about a particular property before purchasing it. The information gathered from these searches helps to identify potential risks and issues associated with the property and make informed decisions about its purchase.
